    Our church had 3 Eminent Domain cases with Txdot . First we wanted to know if we needed an attorney and what they would charge. We talked to David Showalter and found out that he only charged a percentage of the money that we would receive that was above Txdot’s first offer and that if he didn’t get a settlement above their offer that we didn’t have to pay anything. We also didn’t have to pay him until we received the funds from Txdot. On the first case Showalter Law got us over 4 times more than TxDot’s first offer. On the Second case they got us over 3 times TxDot’s first offer. The third case hasn’t been settled yet. What I have learned through this process is that you need an attorney who specializes in Eminent Domain and has a lot of experience with ED. If I needed an Eminent Domain attorney, I would ask them how many cases they have handled and what the results were. What I didn’t know before this process was that most people don’t consider the damage to their remaining property value after the tract of land is taken by the Government entity. If we had tried to negotiate with Txdot by our selves we would have been fortunate to receive one- half of what we received. Knowledge and experience is everything in business and legal matters. When your attorney works on a percentage basis they have the motivation to work hard. I highly recommend Showalter Colgin and Davis for Eminent Domain cases.
